Juanita Beach
The blocks around the county beach park and boardwalk, the summer center of gravity.

Your insider guide to
North Kirkland's beach-and-forest side, wrapped around Juanita Bay and its boardwalk. Juanita Beach anchors the shoreline, Finn Hill climbs into big second-growth forest and pocket parks above it, and downtown Kirkland's waterfront and restaurants sit a few minutes south. It is the Eastside's value-minded lakeside, more relaxed than the Points, with the trails at the door.
Who thrives here: families and buyers who want Kirkland access at a friendlier entry, beach-and-trail lovers, and anyone who wants forest and lake without the downtown-waterfront premium.
The blocks around the county beach park and boardwalk, the summer center of gravity.
The wetland-park shoreline and the low streets above it, birdlife and quiet water views.
The wooded upland of mid-century homes and pocket parks, big trees and bigger lots.
The walkable cluster of shops and dining at the heart of the neighborhood.
What to expect
The housing here is largely mid-century: split-levels and ramblers on generous, treed lots, with newer infill and remodels steadily updating the stock. Finn Hill runs to bigger, wooded parcels; the blocks near Juanita Beach and the bay carry a premium for walk-to-water access.
This is Kirkland at a friendlier entry point than the downtown waterfront or the Points. Value tracks lot, trees, water access, and how walkable the address is to Juanita Village and the beach. Remodel potential is a real part of the story.

You get the school district, the lake, and downtown minutes away without the Points or waterfront premium. Value hunters start here.
Big second-growth forest and regulated tree retention define the upland. It is quieter and greener than the beach blocks, and the lots are bigger.
Juanita Bay Park is a wetland, not a swimming beach. The boardwalk birding is a genuine draw; the swimming is at Juanita Beach next door.
Addresses within a stroll of Juanita Beach and the village hold value differently than the upland. Decide which life you want.
The mid-century stock is prime for updating. Some of the best value on the Eastside is a good rambler on a great Finn Hill lot.
Summer in Juanita runs on the beachside market and concert series. It is where the neighborhood actually meets.

Jeff's take
Juanita and Finn Hill are where I send Kirkland buyers who want the lake, the schools, and the trails without the downtown-waterfront or Points price. You get a beach park, a boardwalk, big forest above, and downtown minutes south, at a genuinely friendlier entry.
The diligence is the parcel and the slope: lot size, tree-retention rules on Finn Hill, and honest walk-times to the beach and village. The best value here is often a mid-century home with remodel upside. Reading the lot first, that is the part I do.
